Q: Where do I send my HOA payments?

Q: When are HOA fees due?

A: HOA fees are due quarterly: January, April, July, October.

Want to pay monthly? You must pay ahead of the quarterly due date to avoid late fees.

Want to pay annually? You must pay at the beginning of the year to avoid late fees.


Q: Who is responsible for the sidewalk on Clayton?

A: The City of Thornton. The City of Thornton is responsible from the street to the South side of the sidewalk. The city is also responsible for the ditch.

CWP3 HOA is responsible for the native agricultural area from the South/East side of the sidewalk to the split rail fencing.


Q: How do I update my contact information?

A: Please send an email to us at info@cherrywoodpark3.org with all your contact information and/or contact Trinity through the portal to update your information.


Q: My neighbor’s tree is hanging in my yard or is causing damage, what can I do?

A: You will need to speak with your neighbor. This is a civil matter. Unfortunately, there is nothing the HOA can do regarding homeowner disagreements regarding trees.

Q: My neighbor’s dog won’t stop barking, who do I call?

A: Try talking with your neighbor. If the problem continues, please call animal control. This is not an HOA issue.


Q: Do I need to shovel my sidewalks or does the HOA?

A: Each homeowner is responsible for clearing their own sidewalks within 24 hours of snow fall.

Q: Do I need HOA approval to have a yard sale?

A: You do not need HOA approval to have a yard sale but it is encouraged to participate in the annual summer neighborhood yard sale. Details can be found on the community calendar


Q: When are the Board meetings? When is the annual Board meeting with budget?

A: Meeting dates will be posted on the Community Calendar page.


Q: Can the HOA help get a light on 136th and Clayton?

A: We have already inquired to the City of Thornton. Their response at this time was that the city completed an engineering study of that area early 2021. At that time, the location did not meet the required criteria for a traffic signal. The city is scheduling a follow up study to look at it again this year. For the field data collection, the city wanted to capture school traffic. These studies take about 4 weeks to be completed and reviewed. They will follow up once complete. Once we hear from the city, we will update this question.

UPDATE:

From the City of Thornton, Senior Civil Engineer, Traffic As of December 21, 2022: The traffic study showed that the intersection does not meet the required criteria for a traffic signal so there are no plans to install a light at this time. The City is now looking to see if there are other options such as adjusting signal timing that could help. 


Q: Can I drain my pool in my yard? Or can my neighbor drain their pool, with the water coming into my yard?

A: This is not an HOA issue. However, here are some steps to follow:

Q: What can the HOA do about my neighbor parking on the street?

A: With the new State of Colorado laws, HOA’s have no control over parking on the street.


Q: What must I get ARC approval for?

Q: How do I submit an ARC request?

A: Click on the ARC request form link, found on the Design Review Information page.


Q: My neighbor is taking a long time on building a shed, awing/covered porch, etc. Can the HOA help?

A: Approvals from the HOA have time limits, most are one year, depending on the project. If the project requires a permit from the City of Thornton, they have expiration dates as well.


Q: Does the HOA hold community events?

A: Yes, we do! Check out the events calendar on the Community Calendar page.


Q: Can I get a copy of the Covenants, Conditions, and Restrictions (CC&Rs)?

A: Link is on the Design Review Information page.


Q: Can the HOA help me stop my neighbor from lighting off fireworks?

A: Sorry, no. This is a city and police issue, not the HOA.


Q: Can you show me a map of Cherrywood Park III (CWP3)?

A:  A current map can be found on the HOA Information page.


Q: What can I do to get a speed hump installed on my street?

A: Please understand that the HOA has no control over speed humps as we do not own the streets in CWP3. This topic has been a discussion in the past with the community and the consensus of the forum at an HOA meeting was determined the majority of homeowners did not want these. There are pros and cons to speed humps in the neighborhood. Some cons of proceeding:

Q: Why do I need to ask for approval to upgrade my home?

A: The current Board is in the process of updating and revising our documents. As soon as we have more information, we will provide it to the community. In the meantime, unfortunately we have to continue to keep submitting those ARC requests.
